The Brickell Buzz: Airbnb-friendly Condos in Brickell

As ‘The Brickell Condo Expert’, I receive calls daily about Airbnb-ing and short term rental options in Brickell. Some people have the misconception that if you own (or rent) a property that you can do whatever you want. In fact, this could not be further from the truth. Every condo association has rules and regulations set forth in the by-laws including lease minimums. Most buildings have a 30 day or 6 month lease minimum, therefore, leasing for less than this amount of time, which is the case in most vacation rentals, is not allowed. Furthermore, tenants are required to be approved by the association. Airbnb and similar platform circumvent said approval process, which includes a background check. So what can you do? If you want to Airbnb your condo, there are currently 4 towers that allow it.

The Club at Brickell Bay is the most affordable option of the bunch. Located at 1200 Brickell Bay Drive, this 43-story tower offers its residents & guests a number of amenities including a sunrise & sunset pool deck, BBQ area, fitness center, as well as recently remodeled kid’s room, game room, and club room. The building has also recently remodeled the exterior, lobby, and hallways to bring this 2004 building into 2020. 1 bedrooms currently start at $275,000.

Icon Brickell- Tower III is infamously known for also being the home of W Hotel. Located at 485 Brickell Ave, this 50-story tower shares the lavish Icon amenities of the pool deck, fitness center, and spa. This tower also has a rooftop pool and bar. Although Airbnb is allowed, the association recently made the decision to require a resort license for those participating in the vacation rental business. 1 bedrooms currently start at $399,000.

Four Seasons Residences was the tallest tower in Brickell soaring 70-stories, that is until Panorama came along. The resort-style amenities include a resident-only pool & a shared pool, hammock lounge, Equinox fitness center, business center, and spa. The Residences, located at 1425 Brickell Ave, are not eligible for Airbnb. However, the condo-hotel, located at 1435 Brickell Ave, does allow Airbnb. 1 bedrooms currently start at $399,000.

Conrad Miami is known for its Brickell Arch design. This 36-story mixed-use tower, located at 1395 Brickell Ave, does allow Airbnb. Amenities at this condo-hotel include a pool, fitness center, spa, and 2 tennis courts. 1 bedrooms currently start at $349,000.

In conclusion, always do your due diligence by reading the condo by-laws and speaking with management prior to making a purchase. Just because units in a particular building are on Airbnb, does not mean that it is allowed.
